New Ziggi’s Coffee development approved in Broomfield – Boulder Daily Camera

Broomfield will gain its second Ziggi’s location following an unanimous approval from the Broomfield City Council on Tuesday night.

The new drive-thru coffee shop will be located on .89 acres within the Jeffco Business Center at 8860 W. 116th Circle. Broomfield’s first Ziggi’s Coffee is located at 5139 W 120th Ave.

The coffee shop will have an outdoor seating area, walk-up window and drive-thru. Although the original Planned Unit Development did not permit any “fast food” or drive-thru businesses, an amendment was passed alongside the development resolution to allow for this change. The shop follows the original commercial land use designation from the 2016 Comprehensive Plan.

Nick Brewka, a representative from MAH Architectural Group, said the social connections located around the Ziggi’s will be “mutually beneficial.”

“Many of the businesses within a short walking distance from the project site constitute routine errands in a community member’s daily life,” Brewka said.

The project has received mostly positive feedback from the public and has raised no major concerns, staff noted in the memo.

Mayor Pro Tem Stan Jezierski questioned the applicant on why it chose to do no indoor seating, to which the applicant said this model has worked successfully for Ziggi’s in the past on similar projects and locations.

This PUD also requires that a minimum of 25% of the site be open area and the proposed development allows for over 69%, exceeding the minimum requirement.
